Who is behind this

A guide is only as useful as the incentives of the person writing it. So here are mine, stated plainly.

I'm Li Xi

I'm a real estate consultant based in Dubai. I advise overseas investors buying remotely, Golden Visa applicants, UAE residents upgrading or investing, and buyers at the branded and waterfront end of the market. My work is the whole journey: choosing what to buy — and just as often, what not to — through the payment plan, the paperwork, and what happens after handover.

The second part matters more than most people expect. Alongside consulting, I operate a short-term rental management company here with my own circle of investors — we hold and run properties ourselves, so when I write about what a unit earns as a holiday let versus a long-term tenancy, it comes from operating buildings, not from a brochure. If you want our actual operating numbers, ask me on WhatsApp and I'll walk you through them — I don't publish performance claims I can't show you the workings for.

What I believe about this market

Dubai off-plan rewards preparation and punishes impulse. In a delivery-wave year, the developer you choose matters more than the area. Gross yields are marketing; net yields are arithmetic. And the best client is an informed one — which is the entire reason this site exists.
