Getting around: the distances that matter
Dubai is a driving city, and area choice is really a commute choice. All times are approximate and off-peak — rush hour can double them.
| Route | Drive time | Distance |
|---|---|---|
| Downtown ↔ Dubai Marina | ~25–30 min | ~25 km |
| Downtown ↔ Business Bay | ~8–12 min | ~4–5 km |
| Marina ↔ JBR | ~5–10 min | ~2–3 km |
| Downtown ↔ Al Quoz | ~12–15 min | ~8–10 km |
| Downtown ↔ Jumeirah | ~15 min | ~8–10 km |
| Marina ↔ Dubai South | ~30–35 min | ~35–40 km |
| Downtown ↔ Creek Harbour | ~15 min | ~10 km |
| Downtown ↔ DXB Airport | ~15–20 min | ~13–15 km |
Only one mapped area — Dubai Creek Harbour — gets a confirmed new metro line this decade (Blue Line, RTA-confirmed opening 9 September 2029). Everything else rides the roads above.
Figures are compiled from the sources shown per area; yields are gross and historical, and say nothing about net returns after service charges, voids and management — see thenet-vs-net methodology. Nothing on this page is financial advice, and area data is a starting point for a conversation, not a conclusion.
